We have built a reputation of trust because we always have our clients’ best interests at heart. We will never surprise you with hidden charges or fees. If any additional costs do arise, such as a replacement key, we will ensure the fee is reasonable.
Before moving in, we require nine weeks’ rent in total – four weeks to cover one months’ rent in advance, and the outstanding five weeks as a security deposit, which will be returned to you at the end of your tenancy, subject to terms. You also have the option of our ‘nil deposit scheme’, which is comprised of a non-refundable one weeks’ rent plus VAT. A holding deposit of one weeks’ rent is payable to secure the property, which then is credited towards your one months’ rent in advance.
If you are late on rent, there is a charge of 3% above Bank of England base rent interest, to be applied after 15 days.
Other potential charges include a change in additional tenants, an additional permitted occupier, and amendments to your tenancy – all priced at £50 including VAT.
If you find yourself unable to commit to the full terms of your agreement, you can terminate your contract early, at a cost of your landlords’ re-letting, rent and utilities, until the new tenancy begins.
