Explaining our fees for landlords and tenants

 

Thank you for your interest in our Residential Lettings services.

We hope our thorough price list demonstrates not only our commitment to our service levels but the huge amount of work that goes into ensuring each tenancy commences and runs as smoothly as possible.

We continue to be one of the only agents in the local area who include a large number of services on our Full Management packages that would normally be chargeable.

DIY Package

Suitable for the seasoned professional landlord, pick and choose which tasks you would like us to carry out on your behalf.

N/A = Not available as a standalone service.

Cost: Varies, see table below

 

Platinum Package

Our premium top level package which offers financial security for the “hands off” landlord who wants minimum involvement but total peace of mind.

Cost: 18% of monthly rent including VAT

Gold Package

Our most popular package. A full management option at a reasonable cost, which suits most “accidental” or small portfolio landlords alike.

Cost: 14% of monthly rent including VAT

 

Silver Package

Our “Legal Management” package. Happy and confident to deal with maintenance and regular inspections yourself, but want your legal compliance taken care of? If so, this is the package for you.

Cost: 12% of monthly rent including VAT

 

Bronze Package

Otherwise known as “Let Only” or “Tenant Find Only” this package is suitable for those landlords with the skills and time to manage their own properties, but need help to locate tenants and set up the tenancy agreements correctly. This package also includes a full check in at the property before everything is handed back to the landlord.

Cost: 72% of one months’ rent including VAT

We believe our role as your agent is to gain you the best financial return with the least hassle and we achieve this by using a combination of extensive market knowledge and over 50 combined years of experience in dealing with tenants.

To advertise your property, our flag boards catch passing trade and we make use of the most popular property websites such as Rightmove and Zoopla to gain exposure. We also maintain long term close relationships with Thornbury estate agents Castle Estate Agents Ltd and Bonds of Thornbury who provide us with further exposure in the local community.

 

Items included in each Package

TENANTS

As of 14th May 2019, under the Tenant Fees Act 2019 we will no longer be charging any tenancy application or referencing fees to tenants. The law permits certain "permitted payments" which are detailed below:
