Our packages

As a family run business we pride ourselves on our values and morals and hope this comes across clearly in the way we choose to operate our company. We believe our role as your agent is to gain you the best financial return with the least hassle and we achieve this by using a combination of extensive market knowledge and over 50 combined years of experience in dealing with tenants.

To advertise your property, our flag boards catch passing trade and we make use of the most popular property websites to gain exposure. We also maintain long term close relationships with Thornbury estate agents Castle Estate Agents Ltd, and Bonds of Thornbury who provide us with further exposure in the local community.

We are not based on a high street and therefore keep our overheads low to provide our services at reasonable rates. This also means we are able to include many items within our packages that would normally be at additional cost such as the service of legal notices, or tenancy extensions and renewals. Our Full Management package is a fully inclusive yet flexible package that can be adjusted to suit your individual requirements. It is ideal for most landlords who are not familiar with the legal aspects of renting a property, or those who are based away from the area.

The full management package includes:

*A one off charge is payable at the commencement of any new tenancy (excluding renewals)

  • Valuation of your property and advice on improvements required prior to rental
  • Project management for any changes required, whether using our recommended local contractors or your own
  • Caretaking of your property prior to or in between lets
  • Marketing of the property including professional photography and basic set dressing if required, including accompanied viewings*
  • Ensuring you are fully compliant initially and thereafter on an annual basis with current safety requirements including gas safety, electrical safety, smoke alarms/CO monitors, furniture, legionnaires’ disease, the Deregulation Act 2015 and the Immigration Act 2014.
  • Selection of a suitable tenant and negotiation of terms that are acceptable to yourself*
  • Full credit check of incoming tenant/immigration check/right to rent check*
  • Administration of annual boiler servicing
  • Production of all legal documents pertaining to the tenancy*
  • Administration of inventory (carried out by third party company at additional cost)
  • Check in of tenants including obtaining a signed inventory*
  • Advising utility companies of change of tenancy
  • Full check in and walk round with tenant at the property to explain the use of heating systems/appliances etc
  • Minor Legionnaires’ disease risk assessments
  • Compliance with CO alarm/smoke alarm legislation
  • Collection of monthly rent and provision of a monthly statement with copies of all invoices and relevant correspondence, sent via your preferred method
  • Collection of security deposit and registration within the correct legal scheme
  • Property inspection with full report three times per year
  • Responding to maintenance problems on your behalf including use of our out of hours maintenance teams
  • Use of your own contractors if requested/required
  • Dealing with British Gas Contracts on your behalf
  • Attending the property to meet with British Gas or other contractors when needed
  • Dealing with issues with tenants including the service of legal notices (notices included free of charge)
  • Service of eviction notices if required (notices included free of charge)
  • Advice and assistance on court procedures (Court attendance at additional cost)
  • Dealing with insurance claims on your behalf
  • Implementing rent increases when appropriate using the relevant legal notices (notices included free of charge)
  • Processing of tenancy renewals and extensions
  • Check out of tenants
  • Dealing with deposit disputes on your behalf
  • Free advice on the NRL scheme for non-resident landlords
  • Administration of HMRC tax deductions if required
  • Correspondence with accountants if required
  • Access to online interactive landlord system to view real time property information
  • Regular industry updates sent direct to your email inbox (once opted in)

We only use local, trusted contractors with whom we have a good working relationship with. This means that we can offer you very competitive prices, and we never mark up any maintenance invoices.

We also do not charge a management fee when your property is not tenanted.

Our comprehensive Let Only package can be used to enable you as a landlord to begin the relationship with your new tenants in a professional and straighforward manner, ensuring compliance with the law and preventing any issues down the line. It is suitable for the experienced landlord who is aware of the ongoing legal obligations relating to the rental of a property.

The Let Only Package includes:

  • Valuation of your property and advice on improvements required prior to rental

  • Caretaking of your property prior to let
  • Marketing of the property including professional photography and basic set dressing if required, including accompanied viewings
  • Ensuring you are fully compliant with current safety requirements including gas safetyelectrical safetysmoke alarms/CO monitors, furniture, legionnaires’ disease, the Deregulation Act 2015 and the Immigration Act 2014 prior to the let commencing.

After the check in, we will hand the ongoing management of the property back to you. We are always available for advice and support going forwards, and can offer additional services at reasonable rates (Please note: If you are on a fully management package these services are included). The introduction of new and updated legislation governing rental property seems to be constant and as a landlord it is imperative you stay abreast of the changes to avoid any inadvertent but potentially costly errors.

We regularly invest in training of all our staff to ensure that you as our client remain fully complaint at all times. We also keep you regularly updated with new legislation as it is brought into force (opt in required).
